At Avenue Group Real Estate, we strive to ensure a smooth and transparent rental process for all prospective tenants. To help you understand our application requirements, we’ve outlined our rental guidelines below.

Application Review Criteria
Income & Employment Requirements
- Income – Household gross income should be at least three times the monthly rent to ensure financial stability.
- Employment Stability – At least six months of continuous employment is required.
- Financial Reserves – Applicants must provide bank statements to demonstrate some financial reserves to cover unexpected expenses.
Rental & Background History
- Rental History – A positive rental history with no outstanding balances to previous landlords is required.
- No history of late fees on rental payments.
- Evictions – No evictions or court proceedings related to rental agreements within the past five (5) years.
- Bankruptcy – Must be discharged or show a solid financial recovery plan.
- Landlord-Tenant Judgments & Utility Collections – Excessive unpaid balances related to housing may result in denial.
Credit & Background Checks
- Credit Check – We do not have a minimum credit score requirement, but we assess the overall balance of positive and negative tradelines related to housing.
- Criminal Background – We conduct background checks to ensure community safety. Criminal records are reviewed on a case-by-case basis, with considerations for severity, recency, and rehabilitation.
Additional Application Considerations
- Co-Signers/Guarantors – Allowed for applicants who do not meet income requirements. The guarantor must earn at least five times the monthly rent.
- Pet Policy – Pets are allowed with the following conditions:
- Breed restrictions may apply.
- Pet Rent: $25/month for the first pet, $15/month for each additional pet (maximum of 2 pets).
- Pet Deposit: $250 (non-refundable).
- Application Fees & Processing Time – Application fee is $65 per adult (non-refundable). Processing typically takes 3-5 business days.
- Security Deposit & Move-In Costs –
- All security deposits are equal to 1.5 month's rent.
- Move-in costs will consist of the security deposit, a full month's rent, a leasing fee, and a pet deposit (if applicable).
- In case of any necessary proration, the second month's rent will be prorated.
- Occupancy Limits – Standard occupancy limits are two persons per bedroom, per local housing regulations.
- Renter’s Insurance – Required before move-in, with a minimum liability coverage of $100,000.
